Who can own properties in the Philippines?
  • 1. Filipino Citizens
  • 2. Former Filipinos
  •      -Filipinos who lose citizenship may acquire private land of not more than:
  •         A provision under BP 185 applies to acquisition of land for purposes of residence.
  •            * 1,000 square meters - in urban area   * 10,000 square meters - in rural area
  •      -Documentary Requirements:  
  •       - Does not own properties in excess of the aforementioned limitations
  •       - Will settle in the Philippines
  •         A provision under RA 7042 as amended by RA 8179 applies to acquisition of land for purposes of business commerce.
  •              * 5,000 square meters – in urban area     * 30,000 – in rural area
  • 3. Foreigners under Republic Act 4726 known as Condominium Act
Who are citizens of the Philippines?
  • 1. Those whose fathers or mothers are citizens of the Philippines at the time of their birth; and
  • 2. Those born before January 17, 1973, of Filipino mothers, who elect Philippine citizenship upon reaching the age of majority.
  • 3. Those who are citizens of the Philippines at the time of the adoption of the 1987 Constitution;
  • 4. Those who are naturalized in accordance with law.
